Is It Necessary to Maintain Your Roof?

Maintain Your Roof

Monitor and maintain your roof to avoid costly repairs or premature failure.  Establish a relationship with a trustworthy roofer to routinely inspect and repair your roof.  When damage occurs, make sure you have a plan of action.

Keep your Roof Clean

Leaves on roof

Setup a maintenance plan with a local roofer to ensure the roof is cleaned regularly.  Leaves and limbs on the roof can stop the flow of water.  Over time the leaves will break down and plants will begin to grow on the roof.  Organic matter and plants growing on your roof will damage the integrity of the roof.

Replace Damaged Shingles

Shingle blow offs

In high winds, some shingles will blow off your house.  You need to have shingle blow offs repaired immediately to avoid interior damage.  A professional roofing contractor can match the color as close as possible and make those repairs.

Replace Pipe Boots

Damaged Pipe Boot

The most common roof leak is a failed pipe boot.  Pipe boots are vent collars located around plumbing vent pipes that penetrate the roof.  Over time these Pipe boots will break down and allow water to enter the building.

Caulk Exposed Nails

Exposed Nail Heads

The last cap shingle on every ridge requires an exposed nail, so these nails are sealed with caulking. Over time, the caulking wears away.  It is important to replace the caulking over an exposed nail before water causes the nail to rust away and create a leak.
