When replacing a roof, typically all the old roofing materials are removed.  After you remove the old roofing, the next step is to inspect the decking and other conditions of the home.  Should the decking and siding also be replaced?  You must rely on the experience and expert advice of your trusted contractor to determine what should stay and what needs to be changed out.

Some customers will expect their flashing to be switched out, but this is not always possible.  Some homes have wall cladding that is unworkable such as Cedar, Cement siding or even brick!  Would you replace a brick or stone wall rather than use old step flashing?  There are situations where the siding can be modified, or new siding can be installed adjacent to a wall and counter flashed rather than removing the old flashing.  With most vinyl siding, it is easy to remove siding and replace the flashing, but other vinyl siding such as cedar impressions cannot be reinstalled without removing the whole wall of materials.

Where do you stop during a tear off?

When you remove the old roofing on your home, you must inspect the decking below.  If the wood is water damaged, it must be replaced.  Sometimes you will find old boards and OSB must be installed overtop if the spacing between the boards is too great or the board size is not adequate for roofing.  When you are restoring an old home, it takes an expert to know when to stop removing materials before the whole house has been demoed.

GAF will still honor their roof warranties if old flashing is reused.  It will not, however; warrant leaks caused by reusing old flashing.  In the same way your roof warranty does not cover leaks caused by windows or siding, only materials installed with the roof should be covered in the warranty.  If you are worried about future leaks after your roof is installed, you should consider also replacing your windows, doors and siding after your roof replacement to cover all the bases.

Will the old siding leak?

Sometime siding is old and should be replaced following the roof replacement.  This is the best way to make sure there is not a problem with the connection between your roof and siding.  If your siding is unworkable and you are worried about leaking, replace your siding.  Sometimes the cost and risk of a leak does not justify the project.  Trust your roofing contractor’s advice if siding or flashing needs to be replaced.  Sometimes only areas where it looks damaged should be replaced rather than embarking on a major project.
