Limitations of Exposed Fastener Metal Roofing
Due to its lower material price, an exposed fastener system is typically used for agricultural buildings and not for homes. Although they provide adequate water proofing, they require maintenance since fasteners need to be replaced periodically. Each screw has a rubber washer attached and overtime this rubber breaks down. A larger screw is required to fit tightly into the old hole when the washer goes bad. There are only so many sizes of screws you can upgrade to when replacing fasteners. Replacing the metal roof will become necessary.
Advantages to Standing Seam
The standing seam roof has no exposed fasteners. Each new panel covers up the screws from the previous panel. This fastening system does not need to be maintained or replaced for this reason.
Steel Panels
Steel panels might be a better option in areas where hail is more common due to its resilience. It is heavier and typically more affordable than aluminum. Steel panels will not hold up well in coastal areas where salt air will cause them to rust.
Aluminum Panels
The main advantage to aluminum roofing is that it will never rust. When aluminum is cut, the bare metal anodizes immediately and will not rust overtime like steel. For coastal homes aluminum is the only appropriate option.
